Genesis Architects was established in 1995. Genesis Architects was until the year 2003, operating under the name of “Linear Systems – Architects & Interior Designers”. In the year 2003 the operating name was changed to Genesis Architects.

Genesis Architects provides Architectural and Interior Design services. Genesis Architects also undertakes Project Management services in selected projects. The office has developed the administrative skills of its technical staff to cater for all types of clients, especially bearing in mind that most of the clients are not necessarily technically oriented. The approach adopted is to simplify the design process in such a way that can be easily explained to any client, irrespective of career orientation.

The technical staff, due to their vast experience in dealing with diverse clients, have developed what we call our “unique selling proposition”, a presentation method that is geared towards demystifying the whole concept of architecture, making it easy to understand and even easier to participate in.

Architecture
Within the architectural scope of services, Genesis Architects will specifically provide the following services:

• Site Inspection & Survey.
• Engage the client in briefing process.
• Recommend other consultants and guide in their appointment.
• Seek statutory requirements from the local authority.
• Generate design proposals and present these to the client.
• Work out and negotiate the professional fee structure with the client.
• Generate a drawings program for all the consultants.
• Generate construction/production drawings.
• Recommend materials suitable for the particular project.
• Prepare schedules of openings, sanitary ware, Ironmongery, Joinery & fittings, Electrical fittings, Finishes and Decorations.
• Prepare the construction contract suitable for the particular project (in conjunction with the Quantity Surveyor).
• Prepare all the contract documents and invite bids.
• Guide the client in the selection of a suitable contractor.
• Administer the terms of the building contract during site operations.
• Carry out regular and final inspections relating to the site works.
• Issue Interim and final certificates of payment to the Contractor according to the terms of the building contract.

Interior Design
Within the Interior Design Scope of services, Genesis Architects will:

• Carry out the interior planning (layout of the specific rooms and their furniture/equipment).
• Prepare schedules of finishes, light fittings, furnishings and furniture, color schemes, sculptures, picture frames and decorations.
• Administer the terms of the interior design contract during site operations.
• Carry out regular and final inspections, and issue payment certificates relating to the site works.

Project Management
Project Management is a term that generally substitutes the job and contract administration stages in a building contract.
Genesis Architects, where retained as Project Managers, will co-ordinate all the activities of the design team to ensure that the client obtains a product to their specification and in the most efficient and effective way possible.
